
In a bold step toward sustainable living, Octopus Energy, the UK’s largest energy supplier, has teamed up with sustainable housebuilder gs8 to create the nation’s biggest ‘Zero Bills’ housing project. Set in Thornwood, Epping, the 113-home development is gs8’s most ambitious project yet, incorporating next-generation energy solutions to eliminate household energy bills.
Building on the success of their Walthamstow ‘Zero Bills’ site, Octopus and gs8 are integrating a revolutionary microgrid design featuring:
Centralized battery storage – Ensuring efficient distribution of solar energy across all homes.
State-of-the-art green tech – Every home has a heat pump, solar panels, and battery storage, enabling energy independence.
Zero waste construction – Developed under gs8’s ‘Planet Positive Framework’, these homes will store more carbon than they emit during construction and maintenance.
No Energy Bills for Up to a Decade
Launched in 2022, the Octopus ‘Zero Bills’ tariff allows residents to live bill-free for 5-10 years, provided their homes meet stringent energy efficiency and technology standards.
As part of its commitment to accessibility, 35 of the 113 homes will be available through affordable rent, ensuring that sustainability isn’t just a luxury but a standard for all. The community-focused design also incorporates public spaces alongside a nature reserve, promoting biodiversity and well-being.
Octopus Energy has set its sights on delivering 100,000 ‘Zero Bills’ homes by 2030, with accredited developments already in Germany, New Zealand, and the UK. Over 1,000 homes have received ‘Zero Bills’ certification through collaborations with major developers, spanning affordable housing, private rentals, and shared ownership models.
